When you get an older home plan to spend a few thousand dollars in the first year on renos. Sellers usually do botch-up repair jobs on things that are breaking down because they know they will sell home soon. For both homes we bought we spend over 10k in them in the first year. Usually, the culprit is hot water tank blew, furnace replacing, yard fencing panels replacing, outdated electrical and appliances not working. My advice is to keep some money aside for these shocker expenses.
Use mold-resistant drywall and paints, especially in bathrooms and kitchens. Install ventilation fixtures in the bathroom and kitchen. Make sure these are vented to the exterior.

A fresh coat of paint is the easiest and most cost-effective way to make a room look new. The bedroom is a good place to start. If you want to spruce up the exterior then repainting your deck is always an easy upgrade that will give your house an updated look.

Another change that requires minimum cost but really gives your bathroom an extra shine is to change the taps in your kitchen and bathroom. Old taps can bring a whole kitchen or bathroom down. The best advice is to start with a budget and a plan. Most jobs will cost more and take longer than you expect, so always add 20 percent to what you think a project will total when budgeting. This is especially important during COVID where we’ve seen so many price fluctuations. It can be hard to plan for these. If you don’t have the funds cut back the scope of the job back. If you happen to beat these projections, then your surprises are happy ones..

Adding a splashback is a great way to bring a real wow factor to the space without spending a fortune. Choose a modern white tile with a black grout for a designer look that will be great for resale value.
